Hotel software for Kashmir.
SutraStack is hotel management software built in the Himalayas, for the way Kashmir’s hotels, houseboats and homestays actually fill: package tours sold by agents across India, the tulip season and the summer rush, Amarnath Yatra pilgrims, and snow in Gulmarg.

— Area by area
Lake, meadow, glacier.
A houseboat on Dal Lake and a hotel in Gulmarg share a valley, not a season. Pick your area to see who comes, when, and what SutraStack takes off your desk.

Srinagar & Dal Lake
Dal Lake, Nigeen Lake, Boulevard Road, Rajbagh, the old city, Harwan
- Why guests come
- Houseboats and shikara rides, the Mughal gardens at Nishat, Shalimar and Chashme Shahi, the Tulip Garden in spring, and Hazratbal on the lake’s north shore.
- Who comes
- Honeymooners and families on package tours from across India, travellers from abroad, and Amarnath pilgrims staying a night on the way.
- Busy months
- March – June, the Tulip Garden weeks, and October for the chinars
The hard part
Most rooms are sold inside packages by agents in Kolkata, Mumbai and Ahmedabad, at agreed rates with meals included. Each agent pays on a different day, and one houseboat’s three bedrooms can come through three different agents.
In SutraStack
Mark each booking as the agent’s and record their payments against it, so every agent’s balance is one tap away. Sell each room with breakfast, or with breakfast and dinner, as its own rate plan.

Gulmarg
Gulmarg, Tangmarg, Kongdoori, Drung
- Why guests come
- The Gulmarg Gondola up to Kongdoori and Apharwat, skiing and snowboarding from December to March, the golf course and meadows in summer, and the frozen waterfall at Drung.
- Who comes
- Skiers from India and abroad, families who want their first snow, honeymooners, and day-trippers from Srinagar.
- Busy months
- December – March for snow, and May – June for the meadows
The hard part
Rates swing with the snow: a fresh fall fills the hotel in a day, and a dry week empties it. Skiers staying a week want their ski hire on the same bill as the room.
In SutraStack
Change the rate for any night from your phone and SutraStack sends it to every channel. Set a minimum stay for the peak weeks, and put ski hire and meals onto the guest’s bill as they happen.

Pahalgam
Pahalgam, Aru, Betaab Valley, Chandanwari, Lidderwat
- Why guests come
- The Lidder river, Aru and Betaab Valley, pony rides into the meadows, trout fishing, and Chandanwari, where one route of the Amarnath Yatra begins.
- Who comes
- Families on package tours, honeymooners, trekkers heading for Kolahoi and Tarsar Marsar, and Amarnath pilgrims in July and August.
- Busy months
- April – June, and the Amarnath Yatra in July and August
The hard part
In the yatra weeks, groups of pilgrims book a night before the climb and a night after, and plans change with the weather. When the yatra pauses for rain, a whole day’s arrivals shift at once.
In SutraStack
Keep each group as one booking across all its rooms, with one bill. When plans change, cancel or mark the no-shows and the rooms go straight back on sale.

Sonamarg
Sonamarg, Thajiwas, Baltal, Kullan, Gagangir
- Why guests come
- The Thajiwas glacier, the start of the Kashmir Great Lakes trek, Baltal on the shorter route to Amarnath, and the Zojila road on to Ladakh.
- Who comes
- Road-trippers heading for Ladakh, trekkers, Amarnath pilgrims going through Baltal, and families on a day out from Srinagar.
- Busy months
- May – September, and more winter visitors since the Z-Morh tunnel opened in January 2025
The hard part
Guests on the way to Ladakh book one night, arrive late and leave at dawn for Zojila. When the pass closes, tomorrow’s arrivals can’t get through.
In SutraStack
Mark the no-shows and their rooms go straight back on sale for the travellers stuck on this side of the pass. Settle each bill the night before, so a dawn start never waits on the desk.

Gurez & the quiet valleys
Gurez, Dawar, Doodhpathri, Yusmarg, Kokernag, Daksum
- Why guests come
- The Kishanganga river and Habba Khatoon peak in Gurez, the meadows of Doodhpathri and Yusmarg, the springs of Kokernag and the forests of Daksum.
- Who comes
- Travellers looking past the usual circuit, families from Srinagar on weekends, and photographers.
- Busy months
- May – October; snow closes the road into Gurez in winter
The hard part
Most stays are new homestays and small guest houses. The owner is also the cook and the driver, bookings come by phone, and nothing is written down twice.
In SutraStack
Run it all from one phone — the chart, the bills and the money in. Share your own booking link so guests book direct, and connect your MakeMyTrip and Goibibo listings so their bookings land on the same chart.

Jammu, Katra & Patnitop
Jammu, Katra, Patnitop, Sanasar, Nathatop, Bhaderwah
- Why guests come
- The Vaishno Devi shrine above Katra, snow and meadows at Patnitop and Sanasar, Jammu’s temples, and the train from Katra to Srinagar.
- Who comes
- Pilgrims to Vaishno Devi all year round, families on the way to the valley, and snow-seekers at Patnitop in winter.
- Busy months
- All year in Katra, peaking in the summer holidays, Navratri and New Year; winter weekends at Patnitop
The hard part
In Katra, pilgrims arrive at every hour, stay a night, and leave for the climb before dawn. In Navratri, walk-ins and phone bookings pile up at the desk.
In SutraStack
Add a walk-in straight onto the booking chart, with the guest’s ID saved to the booking. Set the Navratri rate once and it goes to every channel.

Packages, pilgrims and houseboats, handled.
01
“An agent in Kolkata sends twenty package tours a season and pays when the season ends.”
Mark each booking as the agent’s and record their payments against it. Their account shows what they sent, what they paid and what they still owe — no notebook, no argument in November.
02
“A houseboat has three bedrooms, one kitchen, and guests on different meal plans.”
Set up each bedroom as a room, and sell it room-only, with breakfast, or with breakfast and dinner, each as its own rate plan. Meals ordered on board go onto the right room’s bill.
03
“A guest from abroad checks in late, and Form C is due within 24 hours.”
Save the passport scan at check-in. You still file Form C on the FRRO portal; upload the copy to the booking and it stays there for whenever you need to show it.
04
“GST on a package — 5% or 18%? CGST + SGST, or IGST for the agent in Mumbai?”
Rooms up to ₹7,500 a night are billed at 5% and above that at 18%, worked out from each night’s rate. A room is taxed where it stands, so the bill shows CGST + SGST for Jammu & Kashmir (state code 01), even when the agent is in Mumbai.
05
“Tulip season sells out, and the same room goes on MakeMyTrip and to an agent.”
A MakeMyTrip or Goibibo booking lands on your booking chart and the room count drops everywhere else. Through AioSell and eGlobe, the same count reaches Booking.com, Agoda and 100+ other OTAs.
06
“Snow brings a rush, a dry spell empties the valley, and the right rate changes every week.”
Change any night’s rate from your phone and it goes to every channel at once. Set a minimum stay for the busiest weeks, so one night doesn’t block a longer booking.
07
“Guests pay in cash, by UPI, by card — and some through their agent.”
Record every payment against the booking as cash, UPI or card, and agents’ payments on their account. The balance at checkout is never a guess.
08
“The owner spends the winter in Jammu or Delhi, and the only report is a phone call.”
At 6 am an email lists today’s arrivals, the guests staying on and the checkouts. Open SutraStack on your phone any time for bookings, money collected and rooms sold.
— More than a PMS
A channel manager, built in.
Most Kashmir properties sell through apps. SutraStack keeps every one of them in step with your front desk — one set of rates, one room count, and no extranet logins on a sold-out Saturday.

01
One room count, everywhere.
A booking on any channel lowers the rooms left on every other one — and the front desk sees the same number. The last room is sold once.
02
Every rate from one screen.
Set season, weekend and festival rates once. Add a markup or a markdown for each channel, and SutraStack sends them out.
03
Close dates. Set minimum stays.
Stop selling the weeks you shut, or ask for two nights over New Year — on every channel at once, not app by app.

Your own booking website.
Guests book and pay on your own site with no OTA commission. Share the link on WhatsApp and Instagram, with promo codes for repeat guests.
— Your year in Kashmir
Tulips to snow. One system through it all.
What happens · Spring & tulips
The Tulip Garden in Srinagar opens, almond blossom fills the valley, and the first package tours of the year arrive. Houseboats on Dal and Nigeen fill early.
In SutraStack
Open the season’s rates in one go, and keep MakeMyTrip and Goibibo in step with your own chart from the very first booking.
What happens · Summer & Amarnath
Families escape the heat of the plains, Pahalgam and Sonamarg fill up, and the Amarnath Yatra brings pilgrims who need a bed for a night or two on the way.
In SutraStack
Book a family or a yatra group into several rooms as one booking with one bill, and see every night’s occupancy at a glance on the booking chart.
What happens · Autumn & chinar
The chinars turn red and gold, the summer crowds thin, and couples and photographers take their place. Some weeks are full and some are quiet.
In SutraStack
Fill quiet weeks with a lower rate or a promo code on your own booking website, and see the money collected each day.
What happens · Winter & snow
Gulmarg’s ski season and the first snow bring a second peak, while much of the valley goes quiet through Chillai Kalan, the coldest forty days of the year.
In SutraStack
Price snow weekends and New Year on their own, stop selling the rooms you close for winter, and put meals straight onto the guest’s room bill.

— Why hotels trust us
Simple to use. Easy to check.
People, not a ticket queue.
Message or call the team on WhatsApp. We set SutraStack up with you and train your staff, and the Support screen inside it shows who to call for your hotel.
Easy for every member of staff.
Each person gets their own login and sees only the screens their job needs, so a new hire learns a few screens, not the whole system — on the phone they already carry.
Every rupee explained.
Each bill lists every night, every extra and every payment, with the balance due always on screen. A guest never has to take anyone’s word for the total.
Every change on record.
Bookings, payments, refunds, bill charges and rate changes are saved with who made them and when. The owner can read the whole trail in the audit log.
Your data stays yours.
Each hotel sees only its own bookings and guests. Passport and ID scans are never on a public link and open only for signed-in staff. Accounts lock after repeated wrong passwords.

— Kashmir hoteliers ask
Questions, answered.
Yes. A houseboat is set up like any small property: its bedrooms, rates and bookings, and the meals you serve. An owner with several houseboats manages them all from one login.
Since 22 September 2025, rooms up to ₹7,500 a night are taxed at 5% (without input tax credit) and rooms above ₹7,500 at 18%, split equally into CGST and SGST — Jammu & Kashmir has its own SGST. A room is taxed where the property stands, so guests and agencies from other states are charged CGST + SGST too. SutraStack applies this automatically.
Yes. Each booking can be marked as coming from a travel agent, and each agent’s payments are kept on record against their bookings.
Yes. Each room type can have rate plans for room only (EP), with breakfast (CP), with breakfast and dinner (MAP) or with all meals (AP), each with its own price. Meals ordered beyond the plan go onto the guest’s room bill.
No — you still file Form C on the FRRO portal within 24 hours of a foreign guest’s arrival. SutraStack records the guest’s passport details at check-in and keeps the Form C copy with the booking.
Yes, directly. Bookings from MakeMyTrip and Goibibo arrive on your booking chart, and your rates and available rooms are sent back to them from SutraStack. Through the AioSell and eGlobe channel managers, the same rates and rooms reach 100+ OTAs, including Booking.com, Agoda and Expedia. You also get your own booking website for direct bookings.
Look for four things: a channel manager built in, so MakeMyTrip and your agents never get the same room; agents’ accounts that show who owes what; meal plans and GST at 5% or 18% worked out on their own; and screens that work on a phone. SutraStack does all four, and it is built in the Himalayas, in Himachal Pradesh.
Himachal Pradesh. Sutra Stack Private Limited is registered there and was incubated at IIT Mandi Catalyst with funding from the Department of Science and Technology, Government of India. It is DPIIT-recognised.
SutraStack runs in the browser, so it needs a connection — there is no offline mode. Any connection will do, including your phone’s mobile data, so a hotspot keeps the front desk running when the broadband drops.
Message us on WhatsApp or ask for a call back on this page. We will walk you through SutraStack on your own rooms and rates — about fifteen minutes, no credit card.
